CHAIN FREE®

1. If your client (the seller) joins the Home Owners Plan™ and TAKES our finance (LTV)  –  (IMPORTANT POINT: the seller can join the Plan no later than 8 weeks from the date their house was “Added on” Rightmove for sale):

1.1 You (the Agent) will be re-instructed by Albani to sell their house (we do not buy the sellers house) for a sole agency 1.5% + VAT Resale Fee.

1.2 The Drawdown Documents include a Sale Contract (our Legal Department will add the buyers name) and Transfer for the seller to sign so they can take the LTV and their house can be sold through the Plan.

1.3  On the day your client wants to take our finance the Agent will visit the house your firm is selling to make sure it is empty and vacant.

2. If your client (the seller) joins the Plan and does NOT take our finance (LTV):

2.1 If the Agent introduces a buyer who exchanges contracts for the purchase of the sellers house within 20 weeks from the date of our DataSource Valuation for more than the LTV we will pay the Agent a £1,000 + VAT Success Fee in addition to the Sale Fee paid by the seller to the Agent (to reward the Agent for selling their house for the highest price).

3. If your client (the seller) TAKES our finance (LTV):

3.1 You (the Agent) will be re-instructed by Albani to sell their house (we do not buy the sellers house) for a sole agency 1.5% + VAT Resale Fee.

3.2 If the Agent introduces a buyer who exchanges contracts for the purchase of the seller’s house within 20 weeks from the date of our DataSource Valuation for more than the LTV we will pay the Agent a £1,000 + VAT Success Fee (to reward the Agent for selling their house for the highest price).

3.3 The Drawdown Documents include a Sale Contract (our Legal Department will add the buyers name) and Transfer for the seller to sign so they can take the LTV and their house can be sold by Albani.

3.4 On the day your client wants to take our finance the Agent will visit the house your firm is selling to make sure it is empty and vacant.
