Estate Agent Responsibilities After Drawdown Date

The Estate Agent will visit the home owners house (the Property) at least every 14 days in order to perform an internal and external inspection of the Property.

At each inspection carry out the following procedures:

 

 
A check that all doors are properly locked
 
Where window locks are fitted, a check that all windows are locked
 
A check to ensure that there is no evidence that the Property has become illegally occupied by squatters or other individuals
 
A check to ensure that there are no signs of malicious damage or attempted break-in at the Property

Annually between the dates of 1 November and 1 April inclusive, a check to ensure that any central heating system at the Property is in operation so as to maintain a temperature within the Property of no less than 58 degrees Fahrenheit or 15 degrees Centigrade. The Estate Agent shall not be required to perform such a check where there is no central heating system at the Property or where any central heating system has been turned off and drained

Keep a record on the Management Pages of all inspections which shall include:

 

 
The address of the Property
 
The date of the inspection
 
The name of the person that performed the inspection
 
Details of any defects or problems identified at the Property, and of remedial action taken*
 
Where the performance of an inspection reveals any defects or issues with the Property, immediately notify Albani on the Management Pages of such defect or issue and co-operate fully with Albani in the rectification of such defect or issue without unreasonable delay*
 
Where the performance of an inspection discovers damage to the Property caused by a malicious act or attempted break-in, report such matter to the police within 24 hours of such discovery, obtain a crime reference number, and without delay notify Albani on the Management Pages*
 
Where the performance of an inspection identifies damage to the Property that could result in an insurance claim, or if the Estate Agent becomes aware by other means of possible damage at the Property, notify Albani without delay providing as much information as possible on the Management Pages

Notify Albani on the Management Pages immediately in the event that a writ, summons or other legal document is served on the Estate Agent in connection with the Property
