- you (the buyer) will not be gazumped:
- you (the buyer) will be protected by our Buyers Anti-gazumping Provision (peace of mind).
- When a seller accepts an offer from a buyer and the seller subsequently accepts a higher offer from another buyer for more money the first buyer has been gazumped.
- According to the HomeOwners Alliance some 37% of buyers are being gazumped.
- Homeowners who have taken our finance (we do not buy houses):
- will have signed a Sale Contract (our Legal Department will add the buyers name) and Transfer so we can sell their house in order to recoup our finance.
- will no longer own their house when we have submitted the Transfer to HM land Registry.
- BUYERS Anti-guzumping Provision
- We will only accept your offer conditional upon you (the buyer) exchanging contracts and paying our Legal Department a 5% Sale Deposit within 6 weeks from the date of our Acceptance Email.
- We will not sell the house you want to buy to someone else for more money than you have offered.
- Time being of the essence Albani reserving the right to deal with other buyers at any time conditional upon this timetable not being adhered to.
